Embedding Sustainability into a
Masterplan
Holistically sustainable lifestyles
Inbuilt are independent sustainability consultants
to a leading national housing developer. Their mixed use masterplan
in the south of the UK includes more than 2000 homes, employment
areas, leisure facilities and green infrastructure.
We are developing a Sustainability Statement for submission as part
of the OPA. This will clarify how the masterplan will enable the
local authority to lead in the area of sustainable communities. Key
to the strategy is the application of Inbuilt's Framework for
Sustainable Development (IFSD).
Energy masterplanning
The development will take place during the 2016 transition to
'zero carbon homes'. Cost effective and practical renewable energy
systems play a key role in the long term success of the site. We
have used our experience in distributed energy systems, large scale
renewable energy, spatial plans and working with local authorities
to deliver the Outline Energy Strategy. As part of this process we
are hosting an Energy Workshop with the development team and
surrounding councils to formulate a Carbon Reduction Strategy that
meets the needs of all.

Code and BREEAM
The Code for Sustainable Homes and BREEAM are priorities for the
scheme. Using the innovative approach of mapping masterplan
specific Code and BREEAM credits we are able to inform an effective
approach to phasing. We are developing a strategy that balances the
delivery of Code and BREEAM with additional sustainability
measures. This optimises the developer's investment into improving
the sustainability of the existing and future community.
